Cracks can appear in a foundation at any time. It does not matter whether the foundation is brand new or 100 years old. Most cracks are shrinkage cracks that occur as concrete drys and pulls apart during the curing process. Fortunately, these cracks are usually not a structural concern but they must be repaired to avoid water related issues in the future. Once a crack forms the foundation waterproofing is compromised and may cause significant seepage issues. While a crack can appear at any location, wall cracks generally form around windows, (where the wall is weaker), at step down points in the councrete, mid wall or in corners.
Once a crack is established it will eventually run from one end of the concrete to the other. Either vertically from the bottom to the top of the wall or horizontally from one side to another. When injected into cracks or holes, our unique Wise Seal® polyurethance resin penetrates through to the outer limits of the wall and into the subgrade (soil), sealing not only the crack but forming an outer barrier (see illustration). Wise Seal® bonds to both sides of the crack in wet or dry conditions, expanding to create a compression seal. Wise Seal® is formulated to activate upon injection and expand six to eight times its volume pressurizing itself into every tributary of the crack from bottom to top and inside to outside. It makes a form fitting gasket inside the crack. Crack Repairs (from outside) LIFETIME GUARANTEE
Wisecracks is the leader in repairing exterior concrete foundation cracks.
Exterior crack repairs require excavation down to the bottom of the crack (usually the full height of the foundation). It is useless to repair only the visible portion of the crack above ground level. Water mostly enters through the crack below ground.
As excavation adds to the cost of a crack repair, we would never suggest you complete an exterior concrete crack repair if the crack could be acessed fully from the interior of the home. We always prefer a crack injection on the interior (also fully guaranteed for life), if possible.
After excavation is complete, the crack is chipped and sealed and then a protective waterproof membran is applied along with other waterproofing redundancies to allow us to fully guarantee the repair. Lastly, the foundation is backfilled again.

Notes:
- Cinder block walls require special treatments and processes.
- Cinder block walls cannot be injected.
- Exterior crack repairs cannot be complete during winter weather or on rainy days.
Cracks in Cinder Block Walls
CInder block walls are hollow on the inside. Crack injections cannot be performed on cinder block walls.
